For Landlords & Property Owners

Managing a property shouldn't become another full-time job.

Most landlords do not want to stop owning property — they want to stop running it day to day. That is exactly where North Rose Stays fits.

The Reality of Self-Managing

What owners end up managing themselves

Managing a property yourself is entirely possible — it is simply demanding. The work is constant, often unpredictable, and rarely arrives at a convenient moment.

Guest communication

Questions, requests and messages arriving at all hours, whether or not it suits your day.

Cleaning coordination

Turnarounds that have to be arranged, confirmed and checked between every stay.

Maintenance

Sourcing trades, arranging access and chasing jobs until they are actually finished.

Property presentation

Keeping the property looking as it should, not just when you happen to visit.

Check-ins and check-outs

Arrivals and departures that rarely land at a convenient time for you.

Managing bookings

Keeping availability, changes and calendars accurate and up to date.

Being constantly contacted

Being the first point of contact for every small issue, every single week.

How We Remove the Workload

One partner running the day-to-day

Instead of holding all of that yourself, you have one management partner running the agreed day-to-day activity: guest communication and coordination, cleaning between stays, property standards and maintenance coordination.

We start with your property and your objectives, then agree an approach that fits — what we manage, the standards we hold, how we communicate, and where decisions sit.

We are deliberately careful about what we promise. We do not offer guaranteed income or guaranteed occupancy — what we commit to is professional management, consistent standards and honest communication. If our approach is not right for your property, we will say so.

FAQs

Landlord questions, answered

What does a short-let property manager do?

+

A short-let property manager runs the day-to-day side of a short-let or serviced accommodation property on the owner's behalf. With North Rose Stays that can include guest communication, check-in and check-out coordination, cleaning between stays, maintenance coordination and keeping the property presented to an agreed standard.

How does professional Airbnb management work?

+

We start with a conversation and a free property assessment. If the property is suitable, we agree a management plan setting out exactly what we handle and how we keep you informed. We then take on the agreed day-to-day work while you remain the owner.

What responsibilities remain with the property owner?

+

You remain the owner and keep control of key decisions about your property. Owners also remain responsible for matters such as their mortgage or lease terms, insurance, and any permissions or compliance that apply to their property — we recommend taking independent advice where needed.

How is the management fee agreed?

+

Fees depend on the property and the scope of management agreed, so we discuss them openly with you after the property assessment, before anything is agreed. There is no charge for the initial conversation or assessment.

Which areas does North Rose Stays cover?

+

We focus on Corby, Kettering, Northampton and the surrounding areas of Northamptonshire. If your property is nearby, get in touch and we'll tell you honestly whether we can cover it.

How do I arrange a property assessment?

+

Complete the enquiry form on our contact page or call us. We'll come back to you to arrange a convenient time to discuss and assess your property, free and with no obligation.

What types of properties do you manage?

+

We work with residential properties suited to serviced accommodation and professional management — typically apartments and houses. Whether a particular property is a good fit is something we assess and discuss with you honestly before anything is agreed.

Do you manage properties for landlords who live elsewhere?

+

Yes. Many owners are not based close to their property, so the agreed day-to-day responsibilities are handled by us and we keep you informed without needing you nearby.

What does property management include?

+

It depends on what we agree with you. It can include guest communication and coordination, cleaning coordination, maintaining agreed property standards, maintenance coordination and regular communication with you as the owner.

Do I have to use serviced accommodation?

+

No. Serviced accommodation management is our specialism, but the right approach depends on your property and your objectives. If it is not suitable, we will say so.

How involved do I need to be?

+

As involved as you would like to be. Most owners want a largely hands-off arrangement, so we handle the agreed day-to-day work and bring you the decisions that are genuinely yours to make.

Do I need to furnish the property?

+

A serviced accommodation property needs to be furnished and equipped to a good standard before guests can stay. If your property isn't there yet, we'll talk through what would be needed and what is sensible for your budget — we never suggest spending for the sake of it.

How are cleaning, guest communication and maintenance handled?

+

We handle guest communication on your behalf, coordinate cleaning between stays to the standards we agree, and coordinate maintenance with the relevant people when something needs attention, keeping you informed throughout.

How do I enquire?

+

Use the enquiry form on the contact page, or call us if you would rather talk it through first. The form takes a couple of minutes and asks only for what we need to give you a useful answer.

What happens after I submit an enquiry?

+

Your enquiry comes straight to us. We read it, and we come back to you to arrange an initial conversation about the property. If we don't think our approach is right for your property, we'll tell you that honestly rather than waste your time.
